Loft conversions
A loft conversion adds a room without extending the footprint or moving. In Camden, where garden space is tight and every square metre counts, turning unused roof space into a bedroom, office or bathroom is often the cheapest way to get more room.
Conversion types
The least disruptive option, suited to lofts that already have reasonable head height. No structural roof alteration, minimal external change, and often the fastest route through planning.
Add both headroom and usable floor area by projecting a box-shaped structure out from the roof slope. The most common way to convert a Victorian or Edwardian terrace loft into a proper bedroom.
Extend a hipped (sloped) side roof into a vertical gable wall, gaining significant extra volume. Common on semi-detached and detached properties with hipped roofs.
Replace one or both roof slopes with a near-vertical wall and shallow flat roof, maximising internal space. The most involved structurally, but often the only way to get full head height in a Georgian or mansion-block property.
Permitted development and planning
Many houses can extend their roof volume without full planning permission — up to 40 cubic metres for terraced houses and 50 cubic metres for detached and semi-detached houses — provided the extension doesn't go beyond the existing roof slope facing the street, doesn't exceed the ridge height, and isn't in a designated conservation area. A large share of Camden Town, Primrose Hill, South Hampstead, Kentish Town's Dartmouth Park and parts of King's Cross sit inside conservation areas, where even permitted development rights are often restricted — so a pre-application check is worth doing before design work starts. Flats and maisonettes fall outside permitted development entirely: any external roof alteration on a flat requires full planning permission.
What's included
Our scope typically covers structural steelwork and new joists, staircase installation, roof structure alteration, insulation and boarding, first-fix and second-fix trades, and final decoration — priced and explained before work starts, not itemised as surprises afterward.
